Accompanied viewings
We are pleased to accompany viewings as required; they are performed by our experienced property professionals who are able to gauge the interest that the property is generating which helps to provide meaningful feedback after the viewing.
Our branch is open normal office hours plus Saturday. Accompany viewings can be arranged outside these times and even on a Sunday.

Receiving an offer
All offers will be submitted to you verbally and in writing as quickly as possible.
We will qualify the offer for you, establishing the prospective buyers’ ability to proceed, asking questions like do they have a property to sell? Do they require a mortgage? This could influence your decision as to whether to accept the offer so it is vital we ask at the time of the offer.

Offer agreed
Once we have your acceptance of an offer we will write to all parties and solicitors –the letters confirm the agreed price and any terms and conditions of the sale.
Your solicitor will be requested to send out the draft contract to the buyer’s solicitor who will then carry out the enquiries into the title of the property. We will advise and regularly update you and the buyer throughout this process.

Exchange of contracts
Exchange of contracts will occur when:
- Preliminary enquiries have been answered by the sellers solicitor
- Good title can be proved
- If a leasehold property the lease has been checked and confirmed
- Local searches have been received
- All Fixtures and Fittings are agreed
- Confirmation of Mortgage Offer received
Once the contract has been signed by both parties the deposit will be paid to your solicitor. A completion date is then set by mutual agreement

Completion
Completion occurs when the remaining balance of the agreed sale is transferred to your solicitor’s client account.
Your solicitor let you know when the money has been received and will then ask us to release the keys to the new owners!
