Surveys and Schedules of Condition

Often in the purchase of a property it is advisable particularly where the property is of some age to have a building survey to ascertain the overall condition and find out whether there are any serious defects in the building, which would involve substantial expenditure and would therefore significantly affect the market value of the property.

These inspections encompass all the main elements of the building including the roof, walls, chimneys, guttering and include tests for dampness, inspections for timber defects and a visual inspection of services. The surveys are photographically illustrated and a quotation can be provided upon request.

The particular interest to ingoing tenants is the provision of a schedule of condition, which may limit their liabilities under a new lease when the lease expires.
